The real estate market continues to be steady in the community of Virden according to Century 21 agent Leeanna Russell. Last week there were 49 residential properties in Virden on the Multiple Listing Service in various price ranges.

The real estate market continues to be steady in the community of Virden according to Century 21 agent Leeanna Russell. Last week there were 49 residential properties in Virden on the Multiple Listing Service in various price ranges.

“That number might be slightly higher than it was this time last year, but not much,” explained Russell. “There really is no more movement than normal.”

The market has remained relatively stable in the past few years including recently with the decline in the oil industry.

“The oilfield is a little slower than it has been but that really hasn’t affected the housing market that much,” she said. “Virden is still a pretty strong area.”

With a wide cross-section of industries including a strong agriculture base in Virden and surrounding area, Russell reported that it helps keep things more stable in the community. In addition, quality schools, good infrastructure and a healthy community spirit make Virden an attractive area for people to call home.

“Virden has a lot going for it,” said Russell.

After being in the business for more than 20 years, Russell knows how to help clients sell their current home and purchase a new one. Sellers are reminded to maintain their property, repair anything that is damaged, get rid of clutter and stage the home so it is attractive to potential buyers.

“It is absolutely essential to price it properly for the current market,” she said. “You need to look at what else is available and see what similar properties have sold for.”

On the flip side of that is purchasing a new property. Buyers are encouraged to set a budget and make a wish list that includes room for their family to grow. Once they have found a home they are interested in making an offer on, Russell has additional advice for the buyer.

“If they have any concerns at all I suggest they have a home inspection done,” she said. “At the very least they should have a qualified person come in to look at the area they are concerned about.”

Getting peace of mind that the property you have purchased is a solid investment is important according to Russell.

The agent works with her clients to meet their needs when it comes to both buying and selling property. By assessing their situation and drawing from her experience and knowledge of the local market, she can guide them through the process.

“The last thing I want to do is sell someone a home they aren’t happy with,” she said.
